How much does a house clearance cost?
It depends on the size of the property, how much is in it and how difficult the access is. Guide prices start at from €80 for a single room, attic or garage, and [[PRICE_3BED]] is typical for a three-bed house. You get a fixed written quote before anything is loaded. See our price guide.
How long does a clearance take?
Most one to three-bed properties take a single day. A large or very full house can run to two. We will tell you honestly at quote stage rather than start something we cannot finish.
Do I have to be there on the day?
No. Many of our clearances are done with keys collected from an agent or neighbour, particularly where the family lives abroad. We send photographs before and after.
What happens to everything you take?
In order: anything personal or valuable goes back to the family, usable items go to reuse or charity, materials are separated for recycling, and only genuine waste goes to a licensed disposal facility.
What if you find something valuable?
We stop and tell you. We regularly come across cash, jewellery, documents, medals and photographs in wardrobes, under mattresses and in attics. Nothing of that nature leaves the property without a family member seeing it first.
Can you work to a solicitor's or probate timeline?
Yes. We work with executors and solicitors regularly, can wait until a probate valuation is complete, and will invoice the estate directly where that is easier. See probate clearance.
Is there anything you cannot take?
Asbestos, paint and solvents, gas cylinders, clinical waste and car batteries cannot go in a general load. Tell us in advance and we will point you to the right facility.
Are you licensed and insured?
Yes. We hold Waste Collection Permit NWCPO-16-11754-04 and €6.5m public liability insurance. We can supply waste transfer dockets for your records.
Do you clear attics, garages and sheds?
Yes, and they are included in the quote. These are the spaces cheaper quotes tend to exclude, so check carefully when comparing prices.
How quickly can you come?
Often within a few days, and we keep capacity for urgent work — particularly for landlords with a void property or sales with a closing date. Ring us and we will tell you the earliest realistic date.
Will the price change on the day?
Not if we have the full picture. We quote on the whole job before anything is loaded. Where there are stairs with no lift, a long carry, or a second pair of hands is needed, that is agreed at quote stage - not added afterwards.
What areas do you cover?
Dublin city and county, plus north Kildare and north Wicklow. See areas we cover.
